5 Questions Every Owner Should Ask Before Starting a Construction Project

A successful construction project starts long before crews arrive on site. The decisions made during planning and preconstruction can have a major impact on budget, schedule, quality, and ultimately, the success of the project.

For owners, that means asking the right questions early—before plans are finalized and before construction begins.

“The earlier we can sit down with an owner and understand what they’re trying to accomplish, the more opportunities we have to identify challenges, evaluate options, and help them make decisions that protect their budget and their goals.”
— Chris Decker, Owner, Decker Construction

Whether you’re planning a renovation, expansion, or new facility, here are five questions worth asking before your project gets underway.

1. Is our budget realistic for what we want to accomplish?

A project budget should be more than a target number. It needs to reflect the complete scope of work, current market conditions, labor and material costs, site conditions, permitting requirements, contingencies, and other factors that could affect the final cost.

Early contractor involvement can help determine whether the project vision and budget are aligned. If they aren’t, the team can identify alternatives and value opportunities while there is still time to make meaningful adjustments.

The question isn’t simply, “What will this cost?” It’s also, “Are we spending our budget in the right places?”

2. What could impact our schedule?

An owner’s desired completion date is only one piece of the scheduling puzzle.

Permitting, design decisions, owner approvals, long-lead materials, inspections, procurement, subcontractor availability, and unforeseen conditions can all affect when a project is completed.

A strong construction partner should be able to identify potential schedule risks early, explain which decisions need to be made and when, and develop a realistic path toward completion.

Knowing the potential obstacles before construction begins gives the entire team more opportunity to plan around them.

3. Who will actually manage our project?

When selecting a construction company, owners should look beyond the company name and ask about the team that will actually be responsible for their project.

Who will serve as the Project Manager? Who will be the Superintendent in the field? Who is the owner’s primary point of contact? How frequently will the team communicate progress, decisions, budget updates, and potential issues?

Construction is a collaborative process. Having an experienced team with clear responsibilities and consistent communication can make a significant difference throughout the life of a project.

4. How will changes and unexpected conditions be handled?

Even the best-planned construction projects can encounter changes. Existing conditions may be different than expected, an owner may request a modification, or a material may suddenly become unavailable.

The key isn’t assuming changes will never happen. It’s understanding how they will be managed when they do.

Before construction begins, owners should understand how potential changes will be identified, communicated, priced, approved, and incorporated into the schedule.

A proactive construction partner should bring the owner solutions—not simply problems—along with a clear understanding of the potential impact on cost and schedule.

5. Are we choosing the right project delivery method?

Not every construction project should be approached the same way.

General Contracting, Construction Management at Risk (CMAR), and Design-Build each provide different advantages depending on the project’s goals, complexity, schedule, budget, and design status.

For example, a project that would benefit from contractor involvement during design may be better suited to a collaborative delivery method such as CMAR. Another project may be well suited to a traditional competitive bid.

Rather than defaulting to a familiar approach, owners should ask which delivery method best supports the priorities of the specific project.

Better Questions Lead to Better Projects

The most valuable time to solve a construction problem is often before it becomes a construction problem.

That’s why early planning and preconstruction matter.

At Decker Construction, our role begins with understanding what an owner needs to accomplish. From evaluating budgets and schedules to identifying potential risks and coordinating with the design team, early collaboration helps create a clearer path from concept to completion.

If you’re considering a construction project, you don’t need to have every answer before starting the conversation.

You just need to start with the right questions.

Decker Construction partners with owners throughout North and Central Florida on projects across healthcare, education, municipal, commercial, industrial, and other specialized markets.
